Groundbreaking ceremony for new ZIMA building
"Bräufeld Z'aschau"

Innsbruck/Aschau, 26.2.2024 - Last Friday, in snowy rain, the ground-breaking ceremony for the ZIMA "Bräufeld Z'aschau" new build project the municipality of Aschau, the ground-breaking ceremony for the ZIMA new-build project "Bräufeld Z'aschau" took place. The new building, with an investment volume of EUR 25 million, skillfully combines various levels of use: In addition to 39 high-quality 1- to 4-room apartments, an underground garage with 42 parking spaces and attractive commercial space on the shared first floor base will be built on the approximately 6,392 m2. After the first earthworks began in December 2023, the ground-breaking ceremony for the project, which was planned in close consultation with the Aschau local council, has now taken place. The ZIMA team led by CEO Alexander Wolf welcomed BM Anderas Egger and the municipal team Mario Gruber, Walter Schiestl and Daniela Putz. In addition to other representatives of the municipality of Aschau, numerous project participants, residents and neighbors were also present, including architect Günther Gasteiner as well as executing planners and construction companies, including Sebastian Thaler (Engl-Erdbewegungen), Günther Ampferer (IFS ZT). From MPreis GF David Mölk, Daniel Sterzinger, Sandra Pertl-Piegger and Steffan Hotter (Raiffeisen Zell).


By the end of 2025, a new multi-storey building made of high-quality building materials, with a sustainable energy concept and with multiple levels of use is to be built in the middle of the Zillertal Alps. ZIMA is thus fulfilling the wish of the municipality of Aschau to provide not only dream homes but also commercial space. The aim of using land resources sustainably and sparingly will be taken into account during implementation.

"The planning of this project was the result of a dedicated collaboration between our team and the municipality, in which a lot of passion was put into the project. We were able to convince with our concept and we are grateful for the trust that was placed in us to implement the project. With a solid status in pre-letting, we are now moving full steam ahead to complete the construction by the end of 2025 as planned," said Alexander Wolf, Managing Director of ZIMA Tyrol. "As a Tyrolean project operator, local value creation in construction projects is of great importance to us. The involvement of various construction companies in Tyrol makes a significant contribution to this. The construction industry acts as an important economic driver here, which not only creates jobs but also strengthens the regional economic fabric," says Managing Director Alexander Wolf.

"Working in partnership, we have succeeded in creating new living space there. The project also offers space for service providers and businesses, which will benefit the local infrastructure. We were able to negotiate a large say in the allocation of the apartments with the developer in favor of the municipality of Aschau." Mayor Andreas Egger comments on the cooperation.

Living and shopping
A total of 39 varied residential units with 1 to 4 rooms will be realized on the upper floors of the modern building complex. Each apartment will have a balcony, terrace or garden. A total of 117 parking spaces, 42 of which are in the underground car park, will enable individual mobility even beyond the city limits as well as smooth access to local amenities in the building. A pharmacy, MPreis and a bakery will set up shop in the modern commercial space on the shared first floor plinth. Two further commercial spaces of around 150 m² and around 80 m² are currently still available for rent. Residents will therefore benefit from various shopping opportunities in their own building. Thanks to the lift in each residential building, shopping can be easily transported to the apartment - the barrier-free complex also meets all requirements for senior living.

Sustainability and ecological thinking
The new building is heated using a groundwater heat pump and supporting photovoltaic systems on the roofs. Another ecologically valuable contribution is the revitalization of the "Gießen" pond, which is located on the property. Together with the local authority, ZIMA is tackling the task of creating larger areas of water here and re-establishing the valuable habitat for flora and fauna.
