Haar Model
As a buyer of an apartment according to the Haar model, you enter into the rights and obligations of the contract with the city. Below you will find an excerpt of these rights and obligations:
- The buyer grants the city of Haar the right of occupancy for 25 years.
- The city will name a tenant for the apartment that is ready for occupancy/reported as vacant.
- The buyer is obligated to conclude a rental agreement with the tenant named by the city under the agreed rental conditions.
- Only the agreed rent may be charged, and no other financial contributions.
- If the city does not name a tenant 3 months after the apartment is ready for occupancy/reported as vacant, the buyer may freely rent out the apartment.
- The apartments may only be rented out and under no circumstances be occupied by the owners themselves.
- Every 3 years from the start of the rental agreement, the rent can be increased by a maximum of 10%.
- Every 3 years after the start of the rental agreement, the income of the tenants must be checked by the city.
