Home ownership
without risk

"Home ownership without risk" - with the option of a right of resale after three years at the purchase price, real estate developer ZIMA is countering the current uncertainty among home seekers. The ZIMA value guarantee applies to the Attemsgarten flagship project in Vienna-Donaustadt. The leading domestic real estate developer is thus sending a strong signal for more confidence and a sustainable investment in one's own four walls. Because right now, many people are faced with the question of how high rents will climb in the coming years.

Increased energy and living costs, stricter lending policies as well as persistently high inflation and rising interest rates. Together, these factors are currently causing irritation among home seekers on the real estate market. In order to send out a positive signal in this environment, ZIMA, as a leading domestic real estate developer, is now offering a value guarantee for condominiums in the Attemsgarten project in Vienna-Donaustadt: buyers have the option of exercising their right to sell back an apartment at the purchase price three years after purchasing it. During this time, the apartment can be used for their own purposes or rented out for a limited period of three years. In this way, ZIMA is not only offering potential buyers the opportunity to make a stable investment in their own four walls, but also underlining its confidence in the continued positive development of the real estate market.

Thomas Thaler, head of ZIMA's Vienna office, is observing the current situation very closely: "We are currently seeing a great deal of uncertainty on the real estate market. The reasons for this can be partly attributed to the rise in inflation and the more difficult financing of real estate loans. However, too little attention is being paid to this: Investing in your own four walls is still the best way to provide for the future. Particularly in view of the continuing rise in rents, this investment pays off. We are convinced of this, which is why we also offer the ZIMA value guarantee."

Development prospects
The value of real estate has risen massively throughout Austria in recent years. Contrary to current forecasts, ZIMA is confident that this asset class will remain lucrative in the long term, especially for properties in cities and good locations. "The fact is, you pay rent for a lifetime. Loans and credits, if realistically calculated, are repaid after a certain period of time," Thaler is convinced. The current high construction costs will inevitably lead to less housing being built and therefore to a shortage of new apartments. In addition, the majority of apartments currently under construction in Austria have already been sold. "We are not putting apartments on the market that nobody needs. Even in the long term, I don't see an oversupply that will put pressure on prices," says Thaler.

Attemsgarten - More than just a home
The "Attemsgarten" project is designed as an innovative residential quarter and green oasis in the heart of Vienna-Donaustadt. By the beginning of 2024, a three-part building ensemble with around 240 residential units on a total usable area of around 16,000 m² will be built at Attemsgasse 44. This will offer future residents a conscious and sustainable lifestyle with a sophisticated urban gardening concept - beds for growing individual vegetables or flowers and shady pergolas will bring them closer to nature. All residential units have generous open spaces such as balconies and terraces. "Attractive two and three-room apartments are currently still available. We cordially invite all interested parties to establish home ownership here without risk and with a value guarantee," concludes Thaler.
